Beyhan Construction - Off Plan
Beyhan Construction can provide an Off Plan service for clients. Considerable savings can be made this way and you can be sure that your property is built to your exact specifications. The building costs are payable in stages and the procedure is basically as follows:
- We meet and discuss your requirements. A fairly accurate estimate of costs can be made at this stage. However, please bear in mind that it is not possible to accurately assess excavation costs until the precise strata of the building plot is known. This is particularly true of hillside locations. We build to very high ‘earthquake resistance’ standards and it is essential to excavate to firm bedrock as a foundation.
- You find and purchase building land. We can help you find a plot in the area you would like to live and complete the transaction. When this is complete you will receive and hold the land TAPU (title deed). However, please note that land ‘division’ for apartments does not occur until building is finished.
- We require 10% of the total cost on signing the contract and a further 40% is payable by 1st November (start of building). 25% is paid at the 'mid-build' point and the final 25% on completion.
- We request living permission for you at the commencement of work so that your property TAPU can be issued by completion.
